National Equity Fund, commonly known as NEF, has completed the acquisition of both the properties and the fund management operations of the St. Louis Equity Fund, Inc., or SLEFI. The transaction brings nearly 2,000 affordable housing units under NEF's management, spread across 13 separate investment funds.
The deal marks a significant consolidation in the affordable housing sector, where nonprofit syndicators often combine resources to improve efficiency and expand their reach. SLEFI has been a key player in the St. Louis region for decades, focusing on developing and preserving rental homes for low- and moderate-income families. By absorbing SLEFI's portfolio, NEF gains a stronger foothold in the Midwest while ensuring that existing tenants and property operations remain stable.
NEF officials stated that the acquisition will not disrupt current residents or property management routines. The organization plans to integrate SLEFI's assets into its existing network, which already includes thousands of affordable homes across the country. Financial terms of the deal were not disclosed.
The move is part of a broader trend among housing nonprofits to scale up in response to rising construction costs and tighter federal funding. By pooling resources, organizations like NEF aim to maintain a steady pipeline of new projects while protecting the long-term affordability of existing units. For SLEFI, the sale allows its mission to continue under a larger, well-capitalized parent company.
